The Cut Above Place Test: Hollywood Park

Can a stadium become the heartbeat of a destination?

Hollywood Park is redefining the mixed-use landscape. Unlike the usual developments, it integrates sports venues, shopping, and entertainment into a singular experience. Spanning nearly 300 acres in Inglewood, California, it includes SoFi Stadium, YouTube Theater, retail outlets, dining, residences, offices, parks, a lake, and entertainment, all linked by walkable paseos and plazas. With 25 acres dedicated to parks and open spaces, Hollywood Park is pioneering the future of mixed-use development. The real question: does it succeed as a destination? We evaluated it using the Cut Above Place Test.

01 — Why would I go?

Does the place create a compelling reason to visit?

Hollywood Park stands out for more than one reason. It’s not just a venue; it’s a hub of experiences. SoFi Stadium hosts the LA Rams and Chargers and global events. Beyond sports, YouTube Theater offers a 6,000-seat venue for concerts and more. Cosm delivers immersive “shared reality” with LED displays, live shows, and social viewing. Add to that Cinépolis Luxury Cinemas, dining, shopping, fitness, art, and public spaces. The calendar is packed with major cultural and sporting events, including the 2026 FIFA World Cup and preparations for Super Bowl LXI and the 2028 Olympics and Paralympics.

Cut Above verdict: 9/10

Hollywood Park doesn't suffer from a lack of reasons to visit.

Its opportunity is to make those reasons feel less like a collection of attractions and more like one coherent destination proposition.

02 — Why would I stay?

Does the experience create dwell time?

Hollywood Park stands out with its innovative design, allowing seamless movement through diverse experiences rather than just visiting a venue. Retail, dining, parks, residences, and offices ensure engagement before, during, and after events.

Attend a game, enjoy dinner, stroll through the park, attend a concert, meet friends, watch a movie, or explore Cosm. Return for a new experience. The infrastructure supports this with walkable paseos and plazas, Lake Park, and 25 acres of open space.

The venue mix sets unique rhythms. A Rams game differs from a YouTube Theater concert or a Cosm adventure. Saturdays at the farmers market or a workout class offer distinct experiences, fostering the possibility to "dwell beyond the event."

Cut Above verdict: 8.5/10

The ingredients for dwell time are strong.

The bigger challenge is ensuring the public realm itself becomes compelling enough to encourage people to linger when they don't have a ticket. That's the difference between an event destination and a true destination.

03 — Why would I spend?

Does the environment naturally create commercial opportunity?

Hollywood Park's strength lies in its diverse revenue streams. It offers spending opportunities across tickets, food, beverage, retail, entertainment, hospitality, fitness, residential, and premium experiences. The retail district features brands like JD Sports, Iconix Fitness, Cinépolis Luxury Cinemas, Residency Art Gallery, and Cosm. YouTube Theater adds premium ticketing, private boxes, club seating, VIP parking, and food and beverage to its offerings. This approach not only captures existing spending but generates new spending opportunities. Hollywood Park enhances the customer journey: attend an event, arrive early, eat, explore, experience, spend, stay, and return. The goal is to make this journey feel natural, not forced.

Cut Above verdict: 9/10

Hollywood Park has built a remarkably diverse commercial ecosystem.

The longer-term test will be whether the district can generate meaningful everyday spending independent of major events.

04 — Why would I return?

Is there enough variety, relevance or emotional connection to create repeat visitation?

Hollywood Park is evolving from an event venue to a dynamic destination. While sports or concerts may bring visitors initially, the goal is to make Hollywood Park a place people choose to spend their time. The development offers sports, concerts, entertainment, dining, fitness, art, retail, and community events. Initiatives like community fitness classes, a farmers market, and the Hollywood Park app aim to enhance visitor engagement. The next step is personalization—making Hollywood Park relevant even without scheduled events. By utilizing data and community insights, Hollywood Park can create better visitor experiences, transcending traditional marketing.

Cut Above verdict: 8/10

The variety is there. The next evolution is building the emotional habit:

"Let's go to Hollywood Park."

rather than:

"We're going to Hollywood Park because there's a game/concert/event."

05 — Why would I tell someone?

Does the experience create social currency?

Absolutely.

Hollywood Park embodies spectacle effortlessly. SoFi Stadium is a visual marvel. Cosm invites sharing. YouTube Theater crafts memorable events. Public spaces foster connection. The destination's scale ensures it's unique and shareable. True social currency is more than Instagrammability; it's about sparking conversation.

"Have you seen Cosm?"
"Have you been inside SoFi?"
"Did you catch that concert?"
"Let's go there."

Hollywood Park's location in culturally-driven Los Angeles amplifies its impact. YouTube Theater merges physical and digital, with interactive installations and livestreaming, reaching YouTube's global audience.

That creates an interesting feedback loop:

Physical experience → digital content → social sharing → awareness → physical visitation.

Cut Above verdict: 9.5/10

Hollywood Park understands something fundamental: The best marketing for an experience is often the experience itself.

06 — What makes it different?

What cannot easily be replicated elsewhere?

Hollywood Park's proposition is unique and defensible. It's not just a stadium, mall, entertainment district, or mixed-use development—it's all of these combined. Visitors enjoy NFL games, concerts, immersive entertainment, luxury cinemas, dining, retail, public spaces, residences, and technology in one seamless location. This hub is next to Los Angeles' key sports and entertainment venues like SoFi Stadium, Kia Forum, and Intuit Dome, forming a rare concentration. The strategic differentiation is what sets it apart.

Hollywood Park has effectively turned sport into a development platform. The stadium isn't the end product. It's the anchor that helps generate a broader ecosystem.

Cut Above verdict: 10/10

Individual components can be replicated. The ecosystem is much harder to replicate.

07 — What can others learn?

What is the transferable strategic lesson?

Hollywood Park's biggest lesson isn't: Build a bigger stadium. It's: Design the ecosystem around the reason people want to gather.

For Hollywood Park, the focus is sport and entertainment. For another city, it could be culture. For a different developer, hospitality. For another destination, retail. The key is to pinpoint the emotional anchor first, then build the surrounding ecosystem. This requires moving beyond the typical development stack—Retail, Residential, Office, Hotel, Entertainment—and asking: What experience unifies these elements? People don't interact with a masterplan; they experience a day. They don't follow a leasing strategy; they engage with where they go, what they do, how long they stay, and how they feel. They don't see a portfolio; they see a destination. That's the real opportunity.

The Cut Above POV

Hollywood Park is pioneering the future of destination development. Its standout feature isn't the architecture; it's the commercial and experiential aspects. It explores the impact of a sports venue anchoring a full ecosystem of entertainment, retail, hospitality, technology, residential, and public spaces. The result? More reasons to visit, linger, spend, and return. But the real test lies ahead: Will people connect with the place itself? Will Hollywood Park be known for its events, or simply for being Hollywood Park? This is the key difference between a venue and a destination, and it's crucial for developers to consider as mixed-use spaces continue to evolve.
